This project is for a 45,286 sf urban self-storage facility and a 4 story mixed use commercial space with dormitories above.
The design approach is to create an attractive street façade which will integrate with the developing Urban Fabric while complementing the River Street parkway.
Although typically characterized by blank walls, this storage building has introduced windows along the River Street Façade; allowing for natural light to penetrate the building envelope as well as to accommodate the possible transformation to retail at a future date. The building’s street frontage is designed with fenestration and recessed blocks; again, allowing for easy conversion to storefront retail and compliance with the Boise Downtown Design Standards and Guidelines. Base materials (Stucco & Brick) will be carried along River Street in similar proportions and colors; providing continuity across the site.
The rest of the project consists of a three story residential element over a single street level commercial occupancy. Building’s third and fourth levels house 18-residential dorm rooms. The second level includes a community space and roof top deck for students, along with a kitchen, laundry and two small apartments for dorm parents. The commercial component at the ground level consists of approximately 6,400 sf of office/retail space designed in compliance with the new Downtown Design Guidelines.
The project is ideally located in close proximity to the Greenbelt, parks, Boise River, Pioneer Corridor and downtown. The site promotes the interconnectivity with the surrounding community and is convenient to public transportation. This development is in a unique setting and will enhance the quality of life for the occupants and neighborhood for many years to come.
